This advice is only good for realm 1-4.

General hints: University lvl should always be one two two lvls above all research lvl.
Stage 1 for your first province.
1. Get University Lvl 3
2. Get meds lvl 2
2. Get architecture lvl 2
2. Get range attack 1.
3. Build lvl 3 archers barracks.
4. Research colonization.
University lvl 9-10
Get province 6.
Once u get two province, try to get depots lvl 3, everywhere, do not invest in granary yet as medicine is still cheaper than granary, when you reach your third or fourth province then you can start to build granaries. Meds and granary works well with one another. Granary lvl should be around 3-4 lvls ahead of medicine lvl.
I repeat, do not research trade lvl yet until wood price starts to rise, it's only worth it to sell stuff when wood price is above 0.57(minimum trade lvl 5) If you need gold, just set your workers to unemployed.
