The subject of the topic has two needs.  The first need is caused by a limitation.  More type X widgets will raise the limit and fulfill the first need.  The second need cannot be fulfilled because of an obstacle.  You can bypass the obstacle and fulfill the second need with a type Y widget. 

Makes sense to me.  All of the construction that takes place at the start of the era leads to either more farms or the university and research.  If you do not get one or the other then any other use of resources becomes a pointless waste.  For example, more granaries will not add any population if you are at the population limit.  More lumbar yards are useless if you do not have villagers to work in them.  A granary will be useful if and only if the added population will be able to get the resources to pay for more farms and/or research.  They should be mentioned together because you have a choice.  You could build up population first and then start into research later.  Any other start up strategy will require getting university level 1 in place.

it doesn't, coz to start any research you need univ 1 so he should tell you to keep on building univ when you need to get it, not when you build farms and ofc remember he tells you to build archers so there you go you need to research

He could say "build a few farms for population capacity and get university level 1."

It may be better to pad it with a lot more nonsense.  Provide eloquent and detailed descriptions of the misery peasants suffer when there is not enough farms to provide food.  The lack of food causes starvation, disease, and a high infant mortality rate.  You could write several full paragraphs on the anguish of parents who lose their children.  Some commentary on the poor quality of a ruler that makes his/her subjects suffer this way could add even more padding.  Perhaps add a video of starving refugees dressed in medieval clothes....
